Advantages
1. The future A3 motorway will transit a part of this land, paralleling DN1 and the railroad that connects Brasov and Sibiu, at about 50m near DN 1.
2. The Brasov – Sibiu railway is in the near vicinity, at about 80 m. There is a possibility to have railway access at about 2 km from the park (Valea Homorod station), where a secondary railway (presently out of use) can be converted by a potential investor into a railway terminal.
3. The project will be at 20 km away from the international airport Ghimbav – Brasov (when completed), been an attractive location because in the near future, after the completion of the tangent road of Brasov city, the access in city will be denied to vehicles weighing more than 20 tones – this will require new spaces around this town.

4. For this project, BLP obtained an “industrial park” title granted by the Ministry of Internal Affairs through ministerial order no. 566 from 24th March 2005. This title of “industrial park” in (in this site case, in Eco-Agro-Tourism) brings some fiscal advantages as there is no tax over the land or location buildings. All the land from the park is exempted from the payment of land and building taxes; these facilities have been granted at the beginning of the decade and since then they continue to be granted through successive Fiscal Codes (according to art. 250 al.1 point 9 and art. 257 letter “l” from the present Fiscal Code). This advantage is valid for the land, irrespectively of the land owner identity, so the buyer of the project is exempted too from paying these taxes. The plots situated inside the park cannot be purchased by natural persons. The present legislation concerning the industrial parks (at least in the opinion of the law firm with whom our company collaborates) allows the alienation of the land only to legal persons.
5. In the area, the labor force cost are very attractive, the medium salary being less than 180 euro/month. There is also a highly availability for work of educated personnel in Brasov (traditional industrial and technical university center) and Fagaras. At least 87% of the active population graduated high school. The minimum salary in the area is with more than half lower than the minimum salaries in the other countries that have recently joined the European Union and less than 12% of the minimum salary in the EU developed countries.
6. The present industrial park legislation stipulates also the granting of the following advantages:
- taxes reductions granted by the local public administration based on the decrees given by the local councils or city councils for the specific park they have in their circumscription for the fixed assets and lands belonging to that industrial park.
- other facilities that can be granted, in compliance with the law, by the local public administration (Ordinance no. 65 regarding the constitution and functioning of the industrial parks with the changes approved by the Law no. 490/2002 – art. 7).
7. The Romanian legislation grants also some advantages to foreign investors. Thus through the law no. 332/2001 was defined the term “direct investments with a significant impact on the economy” and were explained the warranties and advantages that a foreign investor can benefit of. Among the rights that investors have, we mention:
- integral transfer abroad of the profits;
- the transfer abroad of the financial gains obtained after selling shares or investments;
- under some circumstances, exemption from duties for the new pieces of equipment brought in Romania.
8. The VAT that is required when buying the land from BLP can be reimbursed by the state (normally in the following 30 days after depositing the relevant papers to the fiscal authority).
