Master Plan

The current Master Plan (PUZ in Romanian) has been drawn with the purpose of removing the land from the category “land for agriculture” and introducing it into “land for building purposes” (a time / resources consuming task) actually the most important step for building anything in Romania.

The current PUZ is very flexible and made possible for an investor to build either logistics or small industry or offices or even residential and leisure. However, if the investor is not interested in using the current MP this can be easily altered by drawing one PUD (Detailed Urban Plan) which can describe exactly and accurately his/her desired vision.

The current PUZ is stipulating generally a percentage of land occupation of 40% (for instance on a plot of 100,000 sqm the building cannot exceed 40.000 square meters surface on the ground) and the coefficient of land use of 1,5 (the usable area of the building cannot exceed 150.000 square meters).

There are also some areas with the percentage of land occupation of 10 % and 25 % and the coefficient of land use is 0.6 and 0.75. The maximal allowed height varies from 2 to 5 floors.
