We are fully agree with this assertion.
However, because it is situated in the central part of the country, with direct access to a surrounding area of industrial tradition with more than 5.000.000 inhabitants, the land is also ideal for long-term or medium-term development (with possible exits in 3-5 years) with destinations such as: business park, logistic and distribution park, software park (call center, customer service center, development center), commercial outlet park or even residential.
For sure, the current PUZ is allowing an interested investor in building anything he wants / likes.
For example, an interested investor can develop:
- a logistic area of 100,000 – 150,000 sqm, near DN1 and A3 motorway – available in the area destined for “services” in the Master Plan;
- an area for offices of 50,000 – 60,000 sqm in the “research” area stipulated in the MP;
- an trade center & home building area, for the people who work in the surroundings, etc.
